One crew for the grounds and the irrigation
For a property manager or an HOA board, the problem is rarely a single task. It is keeping the entrance, common areas and irrigation in good shape every week, with no surprises and no chasing contractors. We provide annual landscape and irrigation maintenance contracts for HOAs, apartment communities, offices and retail properties in Spring Hill and the Tampa Bay area, with scheduled visits and a written report after each one.
What a contract can include
- Scheduled grounds care. Mowing, edging, blowing and litter pickup on a fixed calendar.
- Trimming and pruning. Hedges, shrubs and palms on a seasonal schedule, with debris hauled away.
- Bed maintenance. Weed control, mulch refresh and replacement of failed plants.
- Irrigation inspections. Every zone run and checked on a regular cycle: broken heads, leaks, coverage and controller settings.
- Irrigation repairs. Heads, valves, pipe, wiring, pumps and controllers, quoted before the work on large items.
- Seasonal enhancements. Entrance color, sod replacement in worn areas and landscape upgrades, quoted separately.
Written reports after every visit
After each visit you receive a short report: what was done, what we found and anything that needs a decision, such as a failed valve, a dying tree or a zone that is overwatering. For boards and managers, it is a record you can share with owners or residents and a way to plan repairs before they become emergencies.
Water use on large properties
On a commercial property the irrigation system is often the biggest water bill. Our inspections look for the problems that waste the most: broken heads, leaks, spray on pavement and controllers that run the same schedule all year. Smart controllers and working rain sensors, which Florida law requires on automatic systems, cut waste further. See pumps and smart controllers.
Who we work with
- Homeowners associations and condominium associations.
- Apartment and townhome communities.
- Offices, medical buildings and retail plazas.
- Churches, schools and other community properties.
How we start
- Walkthrough. We tour the property with the manager or board, run the irrigation zones and note current problems.
- Proposal. A written scope with the visit schedule, what is included and how extra work is quoted.
- Startup visit. We bring the property to the standard agreed in the contract, then keep it there on the regular schedule.
Frequently asked questions
Can you take over from our current contractor mid-year?
Yes. We start with a walkthrough and a list of what needs attention, so you know the condition of the property on day one.
How are repairs billed?
The proposal states what is included in the contract price. Repairs and upgrades outside that scope are quoted before the work, except for urgent fixes such as a broken main line, which we handle as agreed with you.
Can we talk to the crew in Spanish?
Yes. Our team is bilingual in English and Spanish.
Do you also handle one-time projects?
Yes, including sod and landscape installs and irrigation upgrades.
